A New Phase of Corktown's Canary District Community

Canary Commons Condominium is the fourth phase of downtown Toronto’s popular and highly successful Canary District master planned community. The project’s first three phases have all sold out, but home buyers and investors will soon have a new ownership opportunity in this fast- rising family-friendly neighbourhood.

Canary District Phase 4 Condominium is part of a long-awaited revitalization project that is transforming a Corktown brownfield site just east of Toronto’s Distillery District into a thriving and vibrant residential area.

Alternately known as Block 12 of the Canary District master planned community, Canary Commons Condominium will be a mid-rise development. The Canary District Community itself is undergoing rapid change, with tens of thousands of square feet of retail and community space rising alongside some of central Toronto’s most in-demand new condominium residences. The Canary District Phase 4 Condominium development will also offer easy and convenient access to all the best that Toronto’s world-class downtown core has to offer.

The Canary Commons development is currently in the pre-construction phase. At present, the builder has only released a limited number of details about the project. Here is what has been confirmed so far:

  • Canary Condos Toronto will be a 12-storey mid-rise condominium development
  • It will feature approximately 400 suites with a mix of 1 bedroom, 1 bedroom plus dens, 2 bedrrom and 3 bedrrom designs
  • The building site is located on Front Street East, between and Cherry Street and Bayview Avenue in Corktown
  • Dundee Kilmer Developments Limited will be the Developer
Canary District is a master-planned community that has earned high praise and prestigious accolades, including the 2012 Canadian Architect Award of Excellence, the 2013 National Awards Community of the Year (Urban category), and the 2014 BILD Awards Community of the Year. It ranked in seventh place on a recent list of “the most intelligent communities in the world,” and is Gold Certified by Leadership in Energy and Environmental Design (LEED).
  • As part of the Canary District community, here are some of the things you can expect from the Canary District Phase 4 Condominium:
  • Stunning views and vistas of Toronto’s iconic downtown skyline or the beautiful green Corktown Commons park
  • A fully equipped fitness centre, with men’s and women’s showers and change rooms
  • 24-hour concierge service
  • A complete range of social and leisure amenities, including party rooms, media rooms, meeting rooms, and indoor and outdoor lounge areas

The Canary District Phase 4 Condominium development will conform with the three existing phases of the Canary District community. The spacious and modern interiors of the units in these phases include soaring floor-to- ceiling windows and luxurious accents like quartz countertops and premium hardwood flooring. It has fast become one of downtown Toronto’s most sought-after places to live, as demonstrated by the incredible speed at which the first three phases of the project sold out.

With its beginnings as host to the 2015 Pan/Parapan Am Games Athletes Village, the 35-acre master-planned Canary District, in the West Don Lands, is now bringing new energy and vitality to Toronto's downtown east.
