M3 is the third tower at the M City development in Mississauga, will become the city’s tallest tower, taking a commanding position in the Mississauga skyline. Situated on the western edge of the site along Burnhamthorpe Road West and is flanked by a linear park to the east and a two-acre park to the south. Residents will be surrounded by a variety of local amenities, including the Square One Shopping Centre to the north. The sprawling retail hub is the largest shopping centre in Ontario and is the centrepiece of Mississauga’s City Centre, which also includes City Hall, the Art Gallery of Mississauga and Sheridan’s Hazel McCallion Campus.

M City consists of 10 towers and over 2 acres of public parkland in a $1.5 billion, 15 acre master-planned community, M City will leave a mark on Mississauga’s skyline in both scale and design, further burnishing the reputation of a city that is rapidly urbanizing. Nestled in Mary Fix Creek Gateway, this city-within-a-city combines green open spaces with a tight-knit neighbourhood feel, all in downtown Mississauga. And because this community is about bringing family, friends and neighbours closer, everything they need is closer too. With Square One, Sheridan College, banks and libraries a walk away, commercial and public amenities are well within reach. M City is poised to create a dynamic public realm designed to add a new vibe to Mississauga’s thriving culture, while providing its residents with the things it needs to grow. M3 is going to be a truly landmark building and a fantastic complement to M1 and M2. Mississauga is going to have a fabulous collection of some of the most stunning pieces of architecture in the city and in the GTA. 


IBI Group created a sleek and bold, sawtooth-like design which complimenting the existing renowned Marilyn Monroe towers and preserving the spirit of dynamic architecture that made M City and M City 2 striking. M3 to stand on its own, and to raise the bar for architectural excellence in Mississauga.

At 81-storeys, M3 will become the city’s tallest tower, taking a commanding position in the Mississauga skyline. The tower’s verticality is enhanced by a dynamic facade defined by sawtooth balconies that create a black and white diagonal pattern up the building. Crowned by a sloped and stepped profile that complements the diagonal balcony pattern, the top eight floors will feature these incredible penthouse terraces that will allow residents to experience the city at heights never before. And the dramatic stepped out crown with the sudden shift in the tower will make M3 recognizable and visible from all over Mississauga and beyond. M3 has a total of 879 units, size ranges from 480 to 1000 square feet.

The building’s unique design also allows for an interesting amenity pavilion clad in metal and glass, located at the top of the podium. Residents will have access to amenities like a state-of-the-art gymnasium and an indoor pool overlooking the park. In addition to street-level retail and amenities, M3’s podium will also house office space.

All amenities, common areas and suites for the project were crafted by the award-winning interior design firm Cecconi Simone, who drew inspiration from the architecture’s fluid form and dynamic geometry.
